Problem Statement from the Client

  • The client, which is one of the world's leading international banks, aimed to expand its existing buildings to accommodate growing operational needs. However, accurate built information for the existing structure was unavailable, complicating the design and planning processes.
  • The existing building had intricate architectural elements that required careful documentation.
  • Space management was difficult as the existing seating arrangements and the information in the available drawings were not matching.
  • The project was on a tight schedule, requiring quick turnaround without compromising quality.

Scope of Work

  • Development of As Built BIM Models & Drawings using Laser scanning Technology.
  • Provide Desk Numbered Drawings - assign unique identifiers to individual workstations and desks helping clients with space management.
  • Provide the 360 degree Trueview Site Walkthrough Files enabling clients to virtually walk around the interior and exterior of the building, and easily navigate to a specific location, to see what it would look like or to take measurements.

Project Timeline

The schedule was structured as follows:

  • Site Laser Scanning: an average of 40,000 square feet per day for laser scanning and site assessment.
  • Data Processing and Deliverables: 4 days per floor for processing the scanned data and submitting all required deliverables including Trueview Site walkthrough Data & the As-Built BIM models & Drawings.

Key Challenges & Solutions

Minimizing Disruptions to Daily Operations: The client was concerned that the laser scanning process might interrupt regular banking activities, affecting both employees and customers.

Our Approach: We worked closely with the client to schedule scanning during off-peak hours and in phases, allowing daily operations to continue smoothly. By carefully planning around their schedule, we ensured minimal interference with day-to-day work.

Capturing Complex Building Features: The building included double-height spaces and intricate architectural details that couldn’t be easily captured with standard equipment.

Our Solution: To tackle this, we used scaffold ladders and elevated C-stands, positioning our scanner at the right height to capture every detail accurately. This setup allowed us to document even the most complex areas, ensuring nothing was missed.

Introducing New Technology to the Team: Since the client’s team was used to manual documentation methods, they were initially unsure about navigating the 3D BIM models and TrueView walkthrough files.

Our Solution: We conducted hands-on workshops and provided step-by-step guides to make these new tools more accessible. By the end of our sessions, the team felt comfortable using the digital models and could see the benefits of the advanced technology firsthand.

Meeting Tight Deadlines Without Sacrificing Quality: Given the tight timeline, the client needed assurance that the project would stay on track without cutting corners.

Our Approach: We streamlined our processes, focusing on efficient data processing and prioritizing critical tasks. By staying agile and organized, we delivered all project milestones on time, with the high quality the client expected.

Outcome or How the client got benefitted

  • As-built drawings generated by laser scanning helped the designers to create accurate space plans and layouts that take into account the exact dimensions and features of the existing space. This also helped them to maximize the use of available space and create functional and efficient design layouts.
  • Accurate asbuilts helped minimize surprises during execution phase since the fit out design was done considering accurate site information from Laser Scanning.
  • With the trueview site walkthrough files they could have a clear and precise representation of the site’s physical features, and the 3D BIM models helped them to easily visualize design concepts.
  • Space management - Captured seating arrangements were tagged with assigned desk numberings helping the client in space management.Also scanned the data center in the bank which streamlined the management of IT assets and other equipment within the data center, also facilitated quick evaluation of the data center layout in the event of a disaster, allowing for faster response and recovery planning.
  • The client expressed satisfaction with the as built drawing's accuracy and the project's timely delivery.
