Problem Statement from the client

The client is a leading global financial services firm. After acquiring a Office building with 11,15,000 Sq Ft Built up area in NIRLON KNOWLEDGE PARK, Mumbai India. For the Interior fit out design of their Office the Client could not rely on the Asbuilt drawings received from the Base Builder, as they were inaccurate when compared to the site.

Scope of Work

The solution provided to the client was ‘Reality Capture for Asbuilt model and drawing production’ which included:

  • Laser Scanning of basebuild(core & Shell) Services.
  • As-built BIM Modelling of core and shell for the ASMEPF services, so that the BIM model can be used as a base to plan interior fit out works effectively.

Project Timeline

The overall timeline was 8 weeks, Site scanning activity was completed in 3 weeks. Registration of the Scanned data, Modeling and Sheet generation tasks were completed in 5 weeks.

Key Challenges & How we solved the problem

The client faced significant challenges due to the inaccuracy of the as-built drawings provided by the base builder, making it difficult to plan the interior fit-out effectively. This was a critical issue for the client's interior design team, who needed reliable data to ensure accurate planning and execution.

To address this, Desapex implemented advanced Reality Capture technology, which included the use of laser scanners to capture precise measurements of the building's core and shell. The team deployed three laser scanners and technicians on-site, ensuring the site scanning was completed within the three-week deadline.

Additionally, the client required accurate drawings of the base build PT (post-tension) slab markings, which were crucial to avoiding potential conflicts with the steel tendons during the interior design process. By leveraging Reality Capture technology, Desapex was able to provide the necessary precision in the as-built models and drawings, enabling the client to proceed with confidence and accuracy in their fit-out planning.

Outcome or How the client got benefitted

The Asbuilt drawings of the Core and Shell(Basebuild) services were delivered on a stringent timeline of 8 weeks, which helped the clients interior design team to start the job as per the agreed schedule with accurate input data.With the Asbuit PT slab marking drawings there were very chances of interior core cut openings to be designed at the location of the steel tendons which are subjected to high tension. This helped the customer in coordinating the fitout services accurately.
